Hi all,

Engineer/ Surveyor Recommendation

    Anyone got any recommendations for a good engineer/ surveyor for a secondhand house purchase in South Dublin? I'd like to get a very comprehensive engineering report carried out since it will probably be the largest purchase I will ever make.

    Me too! Also if anyone could give an idea of what would be a reasonable price? I've had one quote for almost €700 once VAT is included, on a 3 bed detached bungalow/cottage circa 100m2. High or reasonable?

    Got that thanks, I'd actually mailed your recommendation during the week but hadn't got a reply yet, found the same with most I'd tried contact though so maby its time of the year.

    Incedently should you only be using a chartered surveyor for a building inspection or are architects ect ok to use?

    I am not sure, but the guy I recommended for you did an excellent job for me.

    He saved me making a massive mistake with a purchase

    Seems to be the time of year. Struggling to get an engineer ourselves.

    What type of property are you buying?

    For what its worth, I've bought twice and used a different surveyor each time. The first guy did a far longer report with more pictures, but it transpired he missed something. Property was roughly 20 years old.

    The second guy did a much shorter report and he wasnt hugely expensive in his own right but advised us to get specialists in certain areas namely roofing and damp and by the time we'd paid for all that it was much more expensive, but they each found items for us to go back to the vendor with and white we probably spent €1k on professional opinions, we ended up reducing the sale price by €15k (mostly due to the condition of the roof).

    A friend of ours recommended a different company but they were coming in at around €700 for the survey alone, and I still think we'd have needed the other opinions also.

    For context this house is nearly 120 year old, so we were more minded to think that the multiple opinions were necessary.

    I was happy with the guy we used for the main survey but he's not going to give you a fancy looking document if thats what you're after. He did stear us right though.

    I too could use some recommendations for a good engineer/surveyor to carry out a structural survey in Dublin D8.

    For context, this is a 130-year old house that was recently renovated. There may be structural issues with the walls of the property, so some specialism would go a long way.

    My survey for D.12 was done by Kellihers. Several friends used them too and were happy. I'm in the house a few months and dont think they missed anything although they did say I should move the boiler for fire safety buy I've since found out I can just put a flame retardant casing around it. But they don't claim to be plumbers so not necessarily a mark against them, and it was good that they flagged the issue.

    Mine was 550 incl VAT.
