B & B's and Holiday Cottages (Good Business?)

    Does anyone have experience of running a B&B or renting out a holiday cottage for weekly/fortnightly holiday rents?

    Is either the type of business you would recommend going into?

    Or would you say either was more hassle than it's worth?

    If anyone has any experience of either type of business, I'd be interested to hear any comments you have.

    I grew up in a B&B as my parents did it for years..

    also worked in a lot of small hotels and such for years as I come from a seaside town

    Its a good business to go into but its something that requires a huge initial outlay to set yourself up in.. and a huge amount of work. Those who do sell their existing business are looking for obscene sums of cash, other who are selling them cheap arent as successful as they claim and you will only find this out after sometime..

    To get maximum exposure then you need to be Bord Failte approved for B&B's.. this costs money, also they have strict enuff guidelines too...

    With holiday cottages, you can advertise urself or use a company that markets ur property under their name and you pay them a percentage if ur income...

    Some of these require you to clean and maintain the property urself, others do it for you... for a fee..

    One major drawback is that if you are based in the traditional touristy spots, you will suffer very bad years from things beyond ur control so you have to be prepared for these.

    Its ideal for a sideline or an extra income, but not as a main income..

    My advice, do your research very carefully..

    - check the location very carefully
    - check future planned developments in the area that may affect ur business..
    - see what type of clientelle (sp?) you intend to aim for
    - check to see the initial outlay require, without skimping
    - costs and rules required by bord failte and other possible companies that you might be using.
    - visit some areas that you are thinkin of setting up in and maybe stay in someplaces that are popular there to see what they have to offer..
    - look into the possibility of offering discounts on activities in the area, (free advertising for horseriding if they offer a 10% discount to all your clients)
