    i am doing a project in college and have been asked to comment on the following table which refers to an freehold valuation in a modern office building in Edinburgh. the offices are let on a 25 year FRI lease and command an open market value of £175,000 per annum.

    What exactly do you want to know,

    The £ value @ 6.79% seems abit much
    The table's not taking into account Tax or sinking rate,
    The PV for year 1 is £615,475 and after 25 years its adjusted figure is less ;610,057

    As an investment dose'nt seem the best option 2 1/2 million return after 25 years rental income better off putting it in shares.
