Solicitors Fees

    Don't know what forum to put this in but I think it the most appropriate.

    Recently bought a brand new 2 bed apartment and might have rushed into getting a solicitor without properly shopping for one. I think he may be charging me over the odds, when I subsenqently hear of other solicitors prices. Here is his total breakdown:

    Professional Fee 950
    Post, Courier, Fax & Miscellaneous 25
    Total including VAT €1179.75

    PLUS non vatable outlay

    Land Registry Fees €375
    Registration of Mortgage €125
    Searches €300
    Swearings €20
    Continuation Searches €50
    Total Outlays €870
    _________________ ________
    Invoice Total €2049.75
    _________________ ________

    Am I getting ripped off here? What are other peoples bills like? Does just over €2000 sound like a fair nuf deal?

    I'm buying a new 2 bed house in north co dublin, value €240K.

    Solicitor is offering a package - €1950 for all legal work, registry, searches, VAT etc.

    They usually charge 1/2 % value of the house, thats what our guy does. Some charge 1% some even more.

    Most will charge 1%, thats the standard charge set out by the Law Library. If you go through a good mortgage broker they will subsidise your legal fee's. Mine were €690 + Vat and they got me better rates by .02%

    there's a company down here in cork who do it for €950 + outlays...

    just got my solicitors bill....does this look about right?

    Searches €200
    Land Registry Registration of deeds €500 - is this correct??
    Land Registry Registration of Mortgage €125
    Stamp duty on mortgage €290 - I thought first time buyers were exempt from stamp duty!

    Is charging a percentage fee fair?
    After all, is there realy twice as much extra work involved in handling a €400,000 apartment as opposed to a €200,000 appartment.

    Obviously every case can be different and there can be extra work involved sometimes but somehow a percentage fee doesn't seem right somehow.

    Maybe billing your clients hourly like you see American lawyers do would be fairer.

    Its ridiculous in my opinion but you dont have to go with the percentage option...some solicitors have a cut-off point on their fee if they are charging a percentage...

    Some solicitors charge a flat fee, regardless of the type of house...but shopping around will always get you a better deal...

    Finally got the keys to my new house on Monday after 4 months of hassle! Such a relief...

    Any comments on my solicitors fees above?

    Searches seem a little high I paid 150 for mine, If your property if freehold your Land registry is correct.
    Stamp duty on your mortgage is different from stampduty on the property, it's 1euro per thousand
