🚨Kimmage safety question

Hi, I am looking for opinions on Kimmage area to rent / buy a house, particularly in Sundrive rd and Blaney Park, and Bangor road. I am completely unfamiliar with the area. We are a young couple, no kids. Wondering how safe the area is

1. How safe is the area?
2. How are the kids / teens doing? Are they unruly, roaming as a group or g@ng, and harass people, or r@cism? How (bad) about antisocial behavior?
3. How is traffic?
4. What roads should we avoid?

I am most worried about the kid or thug there. Like from Finglas/Clondakin, they come as a group, hoody, scooter, and destroy everything like a storm. I heard my friend told that Kimmage is getting gentrified, but really worth asking.

That's Crumlin, maybe Kimmage in estate agent speak. Crumlin or at least parts of it are certainly getting gentrified.

I used to live on Blarney Park; it's a nice area, never had any problems there. It's mostly definitely Kimmage too
