    Thinking of buying a 4-bed house in this new development. The houses look lovely but the prices are a bit steep. Any thoughts on the development or the area?

    🏡 5-bedroom semi-detached | €925,000 | 190 sqm
    🏡 4-bedroom + study semi-detached | €850,000 | 168 sqm
    🏡 4-bedroom semi-detached | €825,000 | 167 sqm
    🏡 3-bedroom + study terraced | €775,000 | 157 sqm
    🏡 3-bedroom semi-detached | €750,000 | 134 sqm

    traffic is a nightmare. But they are building 2 new roads which should help fix it.

    No real shops or public transport within walking distance

    Agree with you about the lack of shops. But hopefully once they finish building the new road to carrickmines park it should improve the situation a bit.
    Just to check, isn’t there a bus stop right outside the development with the hourly 47 bus? And another one down the road with the L26 bus to the Carrickmines Luas?

    There is a bus 44 Enniskerry to DCU every hour I think. Yes there is also L26 bus to Luas stop. Not sure how reliable they are.

    They are building Kilternan village (by Durkan) towards the end of year with more houses, apartment and retail centres coming.

    You are right about the new road leading to Carrickmines. Handy when it’s finished.

    Yes Grange Oaks is beautiful but prices are saucy. 🙈

    Crazy money but this seems to be the going rate in the area.

    You'll be almost 100% car-dependent.

    Prices are outrageous.

    But I can't point you to a better option.

    Rubbish. I live near the area and work in town. I use either the 44 or the L26 + Luas.

    Thanks a million, everyone. Ended up cancelling it. For that price, I was expecting a bigger ground floor with two decent reception rooms, but the kitchen and dining felt too small to work as another living space. The second floor has way too much room, so the whole layout just feels a bit off balance. Such a shame, I really liked everything else.
