House extension - certificate of compliance

    Hi All.

    I am planning a small extension to my house (16 sqm) located to the back of my house.

    I am 100% that the planning permission is not required, however, I am wondering if there are any other legal documents required after the completion e.g. cert of compliance etc.? I don't want to have any problems with the extension when I am selling my house in the future.

    Opinion on Compliance with Building Regulations and Opinion on Compliance with Planning Permission and/or Exemption.

    That's what you need.

    I'm likewise. Doing a small glass box to the back of my kitchen. c. 4-6 sqm. I know that doesn't need planning. Also a canopy over my front door, not even a porch. again, won't require planning.

    However I am going to replace some Velux skylights with much larger triple velux, both front and back of the house, which will require planning. Shouldn't be an issue, all by neighbours have larger dormers already. But while I'm putting in the planning for the rooflights, should i include the plans for the rear extension and porch canopy?

    I one way it increases the risk of rejection/objection, but long term if i wanted to sell one day, I might need it covered?

    Include the whole lot and you'll have nothing to worry about going forward.
