New GAA Standalone Dressing Rooms - Does NZEB Apply?

    Hi,

    Small rural club building 160m2 dressing rooms with toilets and showers. No heating planned. Does NZEB and Part L apply? Thanks.

    You can ask your LA for a dispensation from TGD Part L. Forms available online.

    You will still need a FSC and DAC as it is technically a public building.

    BCAR also technically applies too.

    (The world has gone mad….)

    I take it without this dispensation then full NZEB and Parl L indeed applies???

    Do you know if dispensation is generally granted or indeed applications common???

    how are you heating the proposed showers?

    that could put you into the realms of requiring NZEB compliance

    id suggest consulting with a non domestic BER assessor

    Dispensations are typically for existing, especially historic buildings. There no really reason why the building, as a new building, can't comply with Part L of the building regs. But this may be via non standard means.

    So, on a Saturday morning in winter, people will be expected to change / shower in a building that could literally be freezing?

    You can apply for dispensations for existing or new. Have been granted them for both in the past but each case is unique in its circumstance.

    I don't believe this dressing room warrants one btw, from any of the TGDs. Its a public building….

    It is possible for new, I was just pointing out that it was much more common for existing historic. as there are obvious reasons why modern regs would be problematic.

    Not saying its not possible here, but personally I'm struggling to see why Part L or any part should not apply.
    If anything the building should be outstanding in terms of energy.
