    have you looked at the distance on the map? Brambledown estate is near by and it went sold out pretty quickly a couple of years ago or so... I'd love to hear some local possibly renters voice on the quality of living over there…. thanks.

    In actual fact the bungalows are rather nice, 9ft ceilings, very specious and well planned. It'd worth well over a million should it be located in Stillorgan or any other good parts of Dublin South County. Is it a bargain, probably not quite :) Just wanted to see what people think. Looks like that cottages area is in a short stroll from the site…

    Why not? it's in 15 min walk from Luas/Carrickmines shopping center, the houses are detached (which is an asset on its own), they come with well sized gardens. That all could be well offset by the location indeed.

    If I'm spending nearly a million buckaroos on a gaff it's going to be a lot more than "rather nice".

    That sh*thole might be rather nice by your standards but I've seen nicer open prisons and nursing home developments.

    I've lived less than one km as the crow flies from a halting site for years. I've seen one incident of rowdy teens at the shop and one incident of dodgy driving in over twenty years.

    I do, and that's enough in this case lol.

    Anyway one definitive minus - even if one will be happy to live in the area (which is likely) this location might be an off-putting factor for a future sale, no matter what.

    I lived in a rented house beside a halting site years ago. I never had trouble, but I've always been able to deal with travelers pretty well. Leave them be, respect them and you'll often have little trouble. That said, I would categorically NOT buy a house beside a site.

    There's traveler accommodation Shankill, not seen any trouble. Regarding those houses - nope not thanks not my cup of tea. I do love the count down timer for last chance to make an offer. What a crock of sh1t. What have they got against curtains by the way. Most of the windows are only suitable for blinds

    I lived in that area for a decade. Never a problem with the travellers but the local young people of Ballyogan are a different story. TransDev put security on the Luas, just for the area around Ballyogan.

    As for those cottages, you would have to pay me to buy one. Those dimensions are very small. Location is very meh.

    Relevant to the OP, where is the nearest local shop? If you have had a couple of drinks and therefore can't drive, how far do you have to walk for essentials?

    Every single property I bought I’d some loudmouth that had never taken a risk telling me I was nuts to buy it. 


    They were all wrong.

    I lived with a halting site at the end of my estate for over 14 years, (in my family home) and we never had any problems with the travellers that lived there.

    They were fully integrated in the local community and schools and the families that lived there became fiercely protective of their good stance in the local community - to the point that when any cousins visited and started to cause any hassle they were very swiftly dealt with by their own relations. When SDCC attempted to put another halting site in within a km, they were the fiercest objectors. It didn't happen. They must be second or third generation families living there now.

    No matter where you buy or rent these days, there are going to be social houses or travellers not too far away. It's just the reality, and while you can try to minimise it, everyone has to live somewhere!

    I never came across any negative comments from any of my friends or family when I invested in property myself.

    If one of them were to tell me they were thinking of buying one of those units for the price they are I would tell them straight up they are nuts.

    they are large and detached but seem expensive to me considering where they are which isn’t a great location IMO.
    head back towards stillorgan or down to cabinteely if you’ve that sort of money. There are houses for 700 ish in the area. Eg https://www.myhome.ie/residential/brochure/62-coolnevaun-stillorgan-co-dublin/4830452
    unless you need the space of course or you want a brand new clean slate to move into.


    that road in stillorgan for example is lovely, quiet and a stones throw from Luas, busses, M50 and at least 6 decent schools.

    there are 1960s built houses around stillorgan which although they may need some modernisation would offer a better location IMO. Schools etc are all well established and there are decent transport links.

    They weren't friends or family. They were keyboard warriors and know alls that have never taken a risk on property and couldn't see the potential and growth in an area. They'd even mouth off about properties they'd never visited in areas they know nothing about.

    I'd disagree. The bungalows are very large, one level - so you feel the size comparing to 100sqm spread across 2 floors. Comfort wise they are top notch. Buying an old house in Stillorgan like one you posted would required at least 200K (and a lot of stress dealing with builders) - then you still have a semiD - sitting on the 1st floor and watching your neighbors smoking weed - thanks very much. Not a winner financially.

    "never taken a risk" might be a bit too ambitious to describe the actual state of things. I'd call it "never able to buy anything above 500K financially", no disrespect. On the subject I lived in Balally near one of the settled sites - so it was probably a mild case of it. We had a few cars scratched by kids including expensive Mercs also during the summer people could get water sprayed by kids, that was mostly it. Drunk people after 2AM is a common thing everywhere, but you'd get a bit more of it in Balally.

    Usually what happens is someone will post a simple question on a forum and then know-alls and keyboard warriors ignore the question and tell them they're fools for spending that amount of money on a house even though they know nothing about the area or nothing about the posters financial situation.

    I asked on an online forum if anyone had any info on the timing of a facility in Ringsend where I planned to buy a house and some idiot logged on, didn't answer the question but proceeded to tell me I was a fool in everyones eyes to spend that sort of money in that area and that the houses were abominations.

    lol at the neighbours in stillorgan smoking weed, that’s not the demographic on that road. Mix of young families and senior citizens.
    but I agree the 1960s houses need some work. But it’s mainly cosmetic and in return you get an established area with amenities well developed and no risk of a high rise overlooking you next year. And looking at those houses you’d be spending a few thousand on the garden, they look a little bleak don’t they?

    Of course the tired old shopping centre in stillorgan can’t compete with Carrickmines, all the diy and furniture you could want … not much else although I did spot an off licence there recently which is useful and there’s maybe 2 pubs within walking distance. Is the one at the Gallops accessible from up the mountains? Bit of a walk going home I think.

    Not a great road at night. I do like the golden ball pub though, the road up to it used to be a death trap for cyclists and pedestrians but hopefully they’ve widened it now and added lights.
    I hated cycling along there. There isn’t room for 2 cars let alone cyclists as well. My kids played various matches along there, (allow plenty of time to get along the road when there’s games or training on as it gets busy). The kids kinda have to be driven as it’s not really safe cycling, or at least it wasn’t a few years back.

    If I was thinking of buying there I’d visit at night and walk around a bit. And also see when the training and games are and visit again to check traffic.

    sorry OP i didn’t realise that you have been looking at houses there for so long.

    I’m sure you know the upsides and downsides of the area very well. Aside from popping up to woodies or the golden ball I’ve not been around there much and I would always have been driving to those places. I live miles away really only went there with the kids or to Carrickmines, I’m guessing you live around there

    The Glenamuck Road will be 'bypassed' in the very near future; they are in the middle of building a much wider road right now from the Enniskerry Road (at DLS Palmerston Rugby) down to the roundabout up from Carrickmines Park shopping centre - so in the near future, sometime next year, the Glenmuck Road will be much quieter. There is a shop just down the road from these cottages in the Carrickmines Manor development - a three-minute drive and a ten-minute walk away.

    I personally wouldn't be worried about the proximity of the halting site at all, it isn't that close. The entire Glenamuck Road will be apartments and new houses from end to end within another few years, it's over 50% of the way there already, so any site will just be tiny part of the overall local population mix. I'd be much more concerned about elements from Ballyogan to be honest!

    The area commands a premium. Not my ideal spot to live, but it is for very many people.

    Resale wouldn't be an issue.

    have lived down the road from a halting site on two separate occasions. never had any trouble. were good for getting mobile phones and laptops that fell off the back of a truck off them on the cheap aswell.
