Distance from Percolation Area to Outside Office

    Anybody know what the regs are to build a home office in the garden near a Percolation area?

    I found info about septic tank needing to be 7m and Percolation are needing to be 10m from a House but nothing on an outside office.

    Septic tanks are to be that distance from a dwelling but I can't find any info outside of a House regulation pertaining to the Percolation area and a new build Office building.

    Any help/direction appreciated.

    a "home office" is treated the same as a garage / shed from a planing point of view, so there is no requiremnt for separation distances, other than what you practially want to prevent smells entering.

    That's true, but the 10m requirement comes from the EPA not the DoE or LA.
    Ancillary dwelling spaces are not defined separately in the EPA COP, I'd be incline to push for 10m for a home office also.

    I mean, it I convert my garage into an office it needs to be 10m away. Why would detaching the office change anything.

    Eventually got word back after weeks of waiting from Council and environmental Dept.

    They said -

    "The separation distances are 7m (Tank) & 10m (percolation area) distance from a dwelling. An office isn’t a dwelling, so it doesn’t fall in these parameters.

    As a precaution, leave 3m if possible. If changed to a cabin with a bedroom, it would need to fall inline with EPA separation distances.

    When there is work being carried out on site it is extremely important not to drive machinery over the Tank or Percolation area."
