Green certificate for pyrite - apartment block

Hi ,

I am selling my apartment in Clongriffin and the buyers mortgage provider have asked for a green certificate to prove the building is pyrite free.

I reached out to the management company who basically said 'we don't own the building' it's up to you to get it tested.

It seems strange as I don't own the building either and I would need proof that the entire building is pyrite free, not just the floor of my one apartment.

Has anyone here sold an apartment in Clongriffin in the past? how did you go about getting a green cert for an entire apartment buidling?

Pyrite is ground based isn’t it? I.e the foundations need to be tested which means drilling the ground level apartments?

That's my understanding and the apartment block has an underground car park below ground as well.

my apartment is on the second floor!

Isn't pyrite an issue in certain locations such as mayo and donegal

Another scam.

Surely if the building is tested pyrite free once it's done and dusted. Everything else is a copy and laste. The record should be held by the management company and provided to anyone that asks for it. Am sure the management company needs a cert themselves for insurance purposes?

OP if you bring this to the attention of the owners on the management company it might be something they can address in future but this type of thing only becomes important when you are looking to leave the OMC.

The amount of money flying around for this survey and that survey (particularly when going for planning) is shocking.

My thoughts exactly. The onus should not be on an apartment owner to confirm the entire building is pyrite free.
