garage porch planning

Hi all,

I am looking to add some space in my garage.

I cant go out the back of it, I really only have the option of coming forward.

I was considering adding a 'porch' to my garage, coming out about 700mm

My hope is to put a steel frame onto the front of the current garage, around the doors here, move the doors forward, attaching them to the frame and putting a tiled slanted roof on it, to start below the pebbledash in the photo.

2 questions then, if I keep it under 2sqm, can I avoid planning ( coz its a porch )

And will i make the front my house look sh….oddy ?

up to 2 m2 porch to the front of a house is exempt but not to the front of garage. Planning required.

What if the garage was already converted to a room, ie, it's not a garage any longer? Difficult to describe but if the garage was originally an integral part of the house, stepped back, with a bedroom above, could a porch be built then?

You would need a section 5 declaration from your local council but my opinion is that the exemption applies to a porch at the original front door of the house.

Most likely that's fine. But only if it it had a door where the porch was going to be.

A section 5 dec would resolve it. But the text is pretty clear to me. No mention of it an original door, or even a front door.

Section 5 seems the best course of action. But I don't think the terms in schedule are well defined. "Porch" is open to interpretation.

Section 5 takes 5 weeks.
has costs associated with it.

You’d have planning granted in 8 weeks.

Planning takes 8 weeks plus the time and costs it takes to prepare an application which will be greater than a section 5 application, in general.

But the biggest difference is that a planning application is subjective, a section 5 is not. The more objectionable, and the more you rely on it being exempt, the better the section 5 option is.

But if planning is a gimme, and it might not be exempt, then planning is better.
