Hartstown estates feedback

hi, we’re looking to buy a house in Dublin 15, ideally within walking distance to Coolmine or Clonsilla train stations, we find houses in hartstown estates (willow wood in particular) to better suit our budget, what we find strange is that houses in mount symon estate just across the street sell for at least 100k more, does this have anything to do with hartstown estates? Is hartstown considered a rough area? Are there places we should avoid?

    thank you
