    Can a landlord give notice to tenants to leave due to change of letting agency, then increase rent with new tenants ?

    No, and no.

    There's a very defined set of reasons you can serve notice, and change of letting agency isn't one of them.

    If you manage to validly end a tenancy and begin another one, you can only increase the rent within the RPZ limits - there's a calculator on the RTB website and if you put in the rent and when it was set or last increased, it will tell you the maximum rent you can now charge.
