Extension planning exemption

    Wondering if someone could clarify something around the exemption rules for an extension.

    I know 40m2 is the max you can go to on a rear extension, but I'm also looking at converting a garage into an internal room, too (it's connected to the house, was built at the same time).

    The garage is roughly 15m2 - so would that mean I'd have to keep a rear extension to 25m2 in order to avoid a planning application - or would I still be able to work towards the 40m2 limit?

    40m2 max for both combined. Converting the garage to habitable rooms is the same as extending the house.

    You can extend by 40sqm and keep the garage without planning. Or you can convert the garage and extend by up to 25 sqm.

    But if you want to do both, convert the garage and extend by 2 sqm or more. Than planning is required.

    As we found out to our good fortune, the 40m2 refers to internal floor area which can be quite a bit smaller than external.
