Build bungalow or two-storey?

    Can anyone offer their opinion as to what size a house needs to be to justify building a two-storey? Considering a new-build and was thinking a c.1400 sq/ft bungalow and leave the attic for future conversion. Would it be as cheap /economical to build a c. 1800 sq/ft full two-storey from the start?? Obviously a two-storey will be cheaper per sq/ft but at what size does the two-storey become viable? (Like for like, very simple straightforward rectangular shape).
