Eg what's the capital limit for social housing ,eg if I sell my house for 85k can I still apply for local authority housing ,

I know the income limit but not how much savings you can have in the bank to still be

allowed on the council housing list ,

Would I be removed from list if I receive 85 k from buyer

I sincerely hope that noone with 85k in the bank ( after they sell their house 🤔) qualifies for social housing. If they do then the social welfare system is a complete joke.

If you have an income and around 85k in the bank after selling a property there is not a hope in staying on the housing list.

Probably not as straight forward as I'm imagining but why sell a property, bank a wedge of money and then expect the taxpayer to house you?

Yes you can stay on housing list OP - savings are only relevant to the social housing income assessment if they generate an income for applicants, by way of dividend or interest.

Sometimes people sell property because it's too expensive to do all the repairs necessary to make it liveable to a normal

standard let's say one partner dies the widow make not have the funds to do all the necessary repairs .

I'm not a finance expert I presume you'd get a few percent interest on 85k if you put it in a bank

I have a question.

We currently have 21 years of our mortgage left and with both of us earning around 120k a year together.

House was built in 2020

Our house is 100k in the plus based of same house sold on the street this year.

Can we sell the house, pocket the 100k+, one of us quit of jobs and jump on the local authority housing list?

I think there's some scheme where you can sell your house and rent it back. Works for negative equity only and is assessed for suitably financially struggling people only.

@riclad There are grants available to upgrade houses from the goverment. You can get a credit union loan, get the work done and then government will pay out the grant.

I think it's 20k - but check with Citizens Information. (Most people here are giving their opinion on how the system should work, not facts.)

But if you are already on the list then I think your bank balance only becomes relevant at the time you are being offered a specific house.

If this ends up the case, I see this as an opportunity of all of us to cash in on our properties and let the system pay all of us instead of us suckers financing the system.

I can have nothing in the bank and finance Council housing while people in council housing can have 85k the bank.

I can certainly see a situation where someone could own or inherit a house that isn't suitable for them to live in for some reason; too far from their work and with no opportunities in the area, too far from other relatives that they are caring for, too small for their family, is uninhabitable and they can't afford repairs, etc. If someone is on the housing list due to low income, then suddenly having some money from the sale of a derelict or rural property isn't really going to help them in the long term; sure, they could theoretically live off that money for some time, but it's not going to increase their income or allow them to qualify for a mortgage, so unless it's enough to buy a habitable and suitable property outright (which €85k likely wouldn't be), once those funds run out they'll be right back in the same situation as now, being unable to afford a private rental and facing homelessness.

Very simple , if a person is on a low income , And the house is deemed not livable ,eg it needs various repairs and has no power connection ,

eg its not safe to live in ,then they have the same right to be on the housing list as anyone .

You can get livable houses in country areas of the country for 85k. Why don't you buy one of these houses instead of wanting a council house.

They won't be palaces but liveable.

Dont waste time looking up properties for 85K. I have read some of the pervious posts by the OP. Not sure how genuine he may be. But this property seems to be in Dublin 2 and roughly 10 mins from the GPO. He is in mid fifties and got it in 1992. The ESB does appear to have been disconnected about ten years ago, and he may be living in a Apt around Dorset St.

I helped to fill out housing forms a few years ago for a couple (she worked part time, he was on disability). You only need to supply your proof of income to make sure you are not over a set limit (depending on family size), but there was no need to supply any info regarding savings or supply bank account statements. Savings are relevant to social welfare payments means test but not to social housing so in theory someone on 34k with 100k in the bank will qualify to join the housing list.

Here is Limerick housing application form. No mention of savings. It has a list of income limits there too.

Income limit for a couple with 2 kids is 738pw after tax, prsi, etc. (roughly 45k gross) to be put on a housing list. Then you can be on that list for 8 years or 10 years still paying rent, worrying every day about being kicked out by your landlord and having to look for somewhere else to rent. Then when your turn comes up years later, you'll be asked to again provide all your income details to make sure you are still earning no more than 738pw after tax. If all is good, you are offered a property. It can be a brand new property in a new housing estate or it can be something old in the area where you wouldn't want to live even for free. If you refuse 2 offers, you won't get another offer for at least a year. However, the minute you get the house, you are free to go and earn whatever you like - your rent will be calculated based on your income but it will still be way below private rents figures.

Btw couple in question got an offer of a 2bed property after only 2 years of waiting (Co Clare). Waiting was relatively short due to him having a medical condition plus they required only a small property. They were given a single storey old social house that needed good bit of work to make it look modern inside and where insulation was non existent. Besides there was something in the conditions that they would never been able to buy it out (I think some houses you can apply to buy them after a number of years and you can do so at a very discounted rate).

For someone with 120k income, all of the above is too much of a gamble and hassle since you simply don't know when and what you'll get :)

The € 85k would be means to pay the rent on a property for a good few years with no other income at all, so someone with income and €85k in the bank has the means to rent without state assistance to do so.
