Pre-existing shedand 25 m2 requirements query/clarification

    Hi,

    Looking for advice regarding the 25 m2 requirements for a home office/garden room and the allowed building area where existing outbuildings can be discounted due to being included in pre-existing planning permission.

    My house was built ca. 1999 and all houses came with an 8 X 12 foot Barna shed.

    From what I can find on the CoCo website, the original shed was not mentioned in the planning application, but came as standard for all new builds in the estate, laid on a concrete foundation.

    Can I presume that the 8x6 shed is covered in the original planning given that it came as part of the new build package, and therefore discount the 8x6 feet from the total allowance for a home office floor area? i.e., I have 25 m2 to play with OR do I need to subtract the area of the existing shed?
