    Op Im not defending Mary but workmen are sometimes not known for their timeliness. Usually when I am getting something done they never show up at the time they are meant to show up at - sometimes they do the job whenever they can. It may be hard for Mary to always be there when workmen are due or to give you advance warning of someone needing to use the access - she simply may not know when they are coming. Yes she could flag it with you or your mum that someone will be calling but she may not be able to give you an exact time. You are probably expecting to much for her to give you a specific time so you can be there.

    Look into if the other house has right of access. You could say you are concerned for your mums safety and insurance reasons etc and not allow access anymore. But be aware that this may only cause more problems for your mum due to a soured reltionship with the neighbour.

    1) Lock the gate. Keep the key yourself.

    2) Ask Mary next door for a set of keys to her house. Give them to your mother.

    3) When workmen arrive unexpectedly, your mother just hands the keys to them.

    4) Workmen access through Mary’s house.

    5) Problem solved!!

    She does, she is concerned that she would be liable if something happened in her garden but even so has continued to allow these men access to her garden though her own private gate. There has been quite a bit of maintenance over the last few years on this old house e.g. roofing, new windows, painting, ongoing garden maintenance, tree cutting etc and the owner is never there to meet the men. Prior to this the house was lived in and there were never any issues at all as the occupiers were always there to allow people through the house and there was an incredibly good relationship between neighbours. The workman who came through my Mother's garden yesterday told her himself he thinks she should lock the gate as it is not fair on her to have people calling to her house and using her property as access, he understood her concerns and said she has been incredibly accomodating. Thanks to everyone who took the time to respond, advice really appreciated.

    Best response in the thread, except that I would also add that you tell Mary you expect her to be there to let workmen in, and even this backup set of keys are for emergencies only.

    Fair enough, tradesmen will show up whenever they feel like it, but Mary can make it clear to them that they need to give her a heads up so she can be there to give them access to the site herself, or she can leave a set of keys to a trusted tradesman or whatever. Anything else is just taking advantage.
