What is the difference between the firsthome scheme & affordable housing scheme

    They basically look like the same thing . What would dictate which you'd avail of

    Affordable housing is a council run scheme where a development is made for sale at a discounted "affordable" price. Its typically 75k off the market value. There is a clawback on the discount if you sell the house within 40 years.

    First Home Scheme - You can purchase any new build house. There is 2 options you can get help to buy and the state will take equity of up to 20% and you provide finance for the rest. Or you can make the 10% deposit from your savings and the state will take up to 30% equity in your house and you finance the rest. The equity amount is interest free for 5 years after that there is a sliding scale of service charges. You can buy out the equity at anytime and pay the service charges yearly or let them accumulate. You never have to pay the back the equity if you want or the service charge, you can let it accumulate and it will come out of your estate when you pass.

    So if you use help to buy with the first home scheme you don't in theory have to have anything saves yourself?
