F20 116i - what's happening here?

    Looking at a 116i for a family member and have a couple of ideas as to what's happening here - but thought someone here might be able to confirm. I'm good with the mechanical side but not so good with bodywork, so I'll leave that to the experts.

    It's a Jap import (like most 1-series for sale in Ireland) but clear evidence of being tuned at some point. The 3dtuning box in the last photo has an OBD port at the bottom, and a quick bit of research show it's a 'plug-in' remap for turbo model BMWs.

    But what's the story with all the sealant? It's appears to be white silicone sealant. It's all over the engine bay, crossbeams underneath, two strut towers, even front supports. But I can't see evidence of crash damage, but maybe that's exactly what they were trying to cover up.

    I've advised against purchase but curiosity wants me to find out more.

    All thoughts welcome!
