Right of way

Currently completing the sale of my house and we are down to a single issue around access. The house is located down a private lane and there is an informal agreement among the properties regarding right of way. My solicitor is so far not satisfied with the responses provided by the sellers solicitor and has stated this is a default in title which we must inform the bank about.

Obviously this is still being thrashed out but has anyone here experienced this before. Just worried this could drag on for months...
