Where do I stand

    Had work completed on my house last year, engineer signed off certificate of completion and bank stage forms etc all saying everything up to scratch


    Had family member visit from UK last week who noticed that something on planning permission not adhered to (roof type/shape).


    Where does this leave us? Waiting for engineer to get back to us at the mo. Who is responsible for this error? It's not something we would of known to look out for and we trusted builders and engineers to work off, and adhere to what's on the drawings!


    Any advice much appreciated :)

    really depends on the change.. is it very minor or major? or more applicably, did the engineer determine its very minor?

    what are you at the loss of?

    ive signed off extension builds where there was a different roof shape when constructed, because there was a more straight forward way to construct the roof compared to how the planning drawings were designed.

    The questions i ask myself are: is the client happy with the change? is it more economical to make the change? will the change still remain building reg compliant? would the change have been granted permission originally had it been applied for?

    The only relevant question is "will the council make me tear it down if they get wind of it".

    If the answer is "yes", then you need to get your builder/project manager to sort it now. Good luck with that, though. Hard enough to get them to do anything when they're waiting on money, never mind when you're trying to get them to fix their own mistakes.
