Sharing ESB pole with new build neighbours?

We built a house a couple of years ago and the ESB installed a transformer and pole on our site fairly close to a neighbouring site which also has a new house currently being built on it.

The builders of the house on the neighbouring site have asked for permission to put their transformer on the pole on our site along with ours.

We can't see any issues with this but we're just wondering if there's anything we need to establish before giving permission? We've tried to contact the ESB to ask a few questions but they don't seem to be answering their phones at the moment!

Any advice greatly appreciated and if this is in the wrong thread, please move.

The ESB own the pole and the neighbours have no say in what kind of plant will go on it.

I don't mean to be smart but Likewise you cannot give nor refuse permission for something that has nothing to do with you. So I hope that doesn't come across the wrong way.

Yes I’m aware of that, the op can refuse to let the neighbour run the electrical service underground in their property to which the pole is located.

ESBN will decide where and how the new house will connect to the grid. The only concern you need to have is if the duct for the new connection needs to cross your land or is the pole near enough to the boundary that it can come out of the ground on their side.

Depends on what type of way leave ESB has, they might have no say it what is put or ran to the poll.

Absolute no. It depends on the wayleaves which usually will allow supply from any pole ESBN wish. In practice it depends in the distance and practicalities. Anyway, its not up to the neighbours or their builder. And it certainly isn't the builder who will put their transformer in the pole. Indeed it would be very unusual that it requires another transformer in the same pole.

I think the newer type transformers can serve 10+ houses so it's very unlikely that a second transformers will be mounted on the pole.

Absolutely yes, if a neighbour wants to run services through your site they need your permission.

This is for burying services in the ground.

If they won’t allow permission then esbn would have to stand a pole in the neighbours site.

Indeed, but it wouldn't be the neighbours service, it'd be Networks backhaul. Makes absolutely no sense though with the other option.

ESB Networks own everything as far as the meter.

ESB Networks can largely impose what they like, although I imagine they don't go out of their way to annoy people and it is likely documented somewhere.

It's perfectly possible for them to run a overhead line all the way to the new house and for the owners of the existing house to have no say.

ESBN require underground ducting for one off connections and have detailed specifications for the ducting.

Most poles are placed beside the boundary and if there was a pole in the middle of a site they are very accommodating in moving it to a better location. When the order is placed for the new connection they will decide on the best way to connect.

It is not your pole, and it is not your wires. You have no say in where they put it or how they do it.

They have a statutory right to enter land and do work. Now obviously, they will seek to do work on private land by agreement but if something cannot be agreed, they do have the right under law to enter and do work despite the protests of the landowner.
