I know most auctioneers open to the public at 930am. But I'm told that they start work before this. And also that they do viewings after office hours. Is this true for those in the know.

They can usually accommodate out of hours. We had viewings at 8pm, saturdays and on a bank holiday monday as well so if you explain to them when trying to arrange your circumstances and let them know your buyer position ie cash buyer/ have mortgage in principle /first time buyer. Once they know you are serious and not a time waster they will accommodate you as best they can (vendors will have to agree obviously)
