Hi I’m just wondering who owns the land from my front wall to the road. Our wall is set back from the road similar to most rural one off type houses. We have a tree and flowers in the corner for years. the field next to us comes out to the road. The farmer next door cut down the trees and fence to get access without permission. He said it’s council land.

Check the land registry. In my case I own to the middle of the road, and this is the way for many country l side properties.

In rural areas, you own to the centre of the road. The council have a right of way for the land between your front wall and the centre of the road for the purposes of roads, services and maintaining them, so you can't just do whatever you want in that area because you own it, but you do legally own it.

It depends on where exactly the tree and fence was in relation to the land boundary. You may need a surveyor to review.
