Writing a tenant a Reference

I'm getting a tenant to leave at end of February. Mainly due to her been noisy and not cleaning up.

However, she asked me to write her a reference for future accommodations. Any suggestions what I should do? Just give my phone number and they ring me? Don't want to write an eviction letter that conflict with a reference. Still want her out but not homeless.

short and sweet is sufficient but you arent obligated to give one. Confirm they were a tenant and paid rent (if she did) No need to go into detail unless you want to. Include phone number if you want to. My last reference was 6 lines at most.

Write her a glowing reference.

Once she's gone she's not your problem any more.

A tenant or licensee? Those sound like grounds to remove a licensee but not a tenant.

Make sure you use language like "rented a room in my home" rather than tenant if so.

I agree with the previous poster otherwise, dates they were with you and payment reliability only. Less is more

A reference is more about what it doesn't say than what it does, keep it bare bones and brief.

'Mary always paid her rent on time, was a tenant from x to x '.

Give her notice now to leave when she is finished her isolation period. As a licensee she has next to no rights to stay and her behaviour poses a risk to other residents.

We know now she was never a tenant. She is a licensee

Since you had problems with them keep it as basic as possible. It's not a character reference you need to provide.

If she paid the rent in a responsible timely manner allude to that.

Detail the duration of tenancy as well.

Your not obligated to give a written Reference OP but I commend you for wishing to be helpful. Its likely the Tenant would find accommodation more easily with a written reference but I'd leave it short and sweet.

To whom it may concern. I am happy to confirm ******* was a Tenant of mine from *******. Should you require confirmation of same or further information regarding ******* Tenancy, Please Contact me on ******.

Leave it at that, nothing more, nothing less. You can decide to expand, or not if a potential landlord contacts you. 😏

She is NOT a tenant!!! She is a licensee/lodger/person renting a room in the OP's house. Tenant has legal meaning, and should not be used.

Trouble tenants are given grezt references to get them out. Please dont pass a false reference and pass pain to another landlord. Say you will statement that rent was paid between this date and another. By x

She hasn't shown the antigen test results. Unfair for the other housemates and myself to self isolate if they think she is lying.
