Is this a good quote for extension?

    Got the following quote from a builder today. What you guys think?

    • 21 sq metres single storey block extension

    • Demolish existing extension

    • Remove existing dining room floor tiles and storage area

    • 75mm thermal board to internal walls with skim finish

    • 150mm insulation between roof rafters 

    • Lean to roof, tiles to match existing

    • Sand and cement finish externally

    • New pvc double doors and one window

    • Remove section of existing kitchen wall and install structural support to widen opening

    • Pvc fascia & soffit

    • 1 horizontal radiator

    • Tile new extension floor and existing dining area (supply tiles @ €25 per sqm)

    • All electrics to new extension (4 down lights and 4 double sockets white finish, one outside 

    bulkhead light)

    • Install existing gas boiler in new extension

    • Painting of new extension ceiling and walls internally and existing kitchen area (colour to be 

    decided)

    • Re positioning of sewage access points 

    • Supply and fit new kitchen (pc allow €8000)

    • Removal of all associated rubbish

    Price:€52,000

    Vat included? Either way, not a bad price.

    Just make sure somebody is going to do 'sign off' on the works.

    The insulation specs you mention above may not comply with current building regulations. Certainly 75mm thermal board on its own to walls will not be sufficient to comply with building regulations.

    Yes that's with vat included. Thanks I'll ask about the insulation and agree to having someone to sign off the work.

    The builder is a friend of my partner which is probably why it would seem cheap.

    An relative bargain by today's bloated prices. If you have first hand recommendations and have seen his work then I'd be biting his hand off.
