Certificate of Completion

    Sale Agreed on a new build for months.

    There has been many delays owing the paperwork missing, bonds not furnished,etc.

    Now, builder is throwing a hissy fit (because he can) and issuing a deadline to sign otherwise the house goes back on the market.

    One of the docs yet to be completed and submitted is a “Certificate of Completion”. Solicitor has issued a note of caution to us on this but obviously doesn’t want to jeopardise sale so has pushed the decision to sign onto us.

    Just wondering if people have signed in absence of such a document and what the significance of it is?

    If what you are referring to is a 'Certificate of Compliance on Completion' (under BCAR) then without that the house cannot be legally occupied until that is issued....simple as that! Any reason given by the builder for not issuing?

    Builder can jump un and down all he wants, but if you (or anybody else) is borrowing money for the house, the bank is unlikely to issue funds without this being in place.

    You need the CCC lodged and validated by the council in order to occupy the house. The solicitor will also require it for the house to be first sold and money drawn down.


    sounds like there’s underlying issues here.
