Requirement to comply with current Building Regulations ?

Wondering at what stage do you need to comply with the current Building Regulations ?

Major refurbishment was done to an eighty year old cottage recently. Rewiring, new radiators, new windows and doors, dry lining. Nothing was added to the floor plan.

New windows in bedrooms have a top opening that is more than 1100mm off the ground.

There are no wall or window vents.

One bedroom is an inner room. This bedroom has a window that is not compliant with the current Regulations.

Wonder should any of these works been done to bring the property in line with current standards ?

Looks it does not comply with at least Part L, F & B of the current or previous Building Regulations.

House was built 50 years before the start of the Building Regulations so trying to find out what compliance with the current Regulations is required.

You need to read each of the technical guidance documents and this will stipulate when you should meet the current regs.

windows for example. You can replace like for like, but for the love of god, who in their right mind doesn’t fit opening sections to comply with current fire regs is beyond me.

major refurb may have brought on the part l works. New insulation added needs to comply with regs with regards to fitting and limiting heat loss etc

It could be interpreted that way. I always ask for them to.

1.3.7.2. Replacement Windows

Where windows are being replaced in existing dwelling houses, bedroom windows should meet, in as far as is practicable, the provisions outlined at 1.3.7.1 (a) to (e) above.

 In the case of other habitable rooms, opening sections should not be reduced or altered to an extent that reduces their potential for escape or rescue.
