Renting Land to start hobby farm

    Hi

    I'm interested in farming , from a farming background. But iv no land!

    I work full-time - shifts.

    20 acres has came up for rent near me, 10 year lease. Im thinking of renting it as a hobby farm.

    Iv no green cert done or anything like that. Barn, crush, yard, some small sheds with the property.


    Will I find it hard to get a herd number, to put cattle / sheep on it? Or will it take long to get one. Or any other obstacles I may face , to stop me from doing this ?

    I dont suppose id be able to draw any entitlements , if they were available from it? Or any other benefits - tax relief ect?

    And i suppose I shouldn't expect any profits ! :o

    what do you expect to get out of it?
    Will it just be a hobby for the pleasure of it like an allotment or a viable cottage business or a ‘working’ farm expected to break even or turn a profit?

    How much will it cost you for the ‘rent’ - hobby money or serious business investment?

    Once there’s a crush and basic facilities you should have no problems getting a herd number. Flock number for sheep either.

    Subsidies probably won’t happen and profit definitely unlikely to happen.

    But if it’s something your interested in why not go for it.

    How is the proximity for home ??

    How about equipment, tractor, cattle trailer etc ??

    Just as Hobby. But would like to break even at least (excluding any machinery purchase cost - some of which I have already ). Small money - 3.5k a year to rent.

    How long would it take to get herd number? Is it just a matter of filling up a few forms, and then they come to look a it? we talking weeks / months?

    3 mins drive from home. - in car. few bits to get - but I dont mind buying them. i can always sell again if it comes to it.

    Once you have a herd number you should be entitled to tax relief on money spent - machinery, tractor diesel, fencing supplies etc.

    You should be able to lease entitlements on the land, so long as the owner isn't already claiming them? I think it's also possible to claim the ANC payment if you're in a disadvantaged area. They both have to be applied for before mid May however.

    Without the green cert you won't be able to go into most other schemes.

    I'm not entirely sure, but I discussed this with an agricultural adviser a few years back when I didn't have the green cert. Pretty certain he said I could lease entitlements and claim ANC even though I wasn't a trained farmer.

    For schemes like Glas, Beep etc you need the green cert.

    Are you sure for glas and beep, is that only for the new entrants? As older farmers need no green cert.

    Just for new entrants. My father is in both and doesn't have the green cert.

    I'm in BEEP and don't have my green-cert finished yet. BPS & ANC submitted also this year. I can't get the young farmer top-ups until finished though.

    so, back to my query . . with say no entitlements, or any other gains other than what i make from buying a few calves,keeping them for the summer, and selling before the winter, and excluding any set-up costs (machinery), should I be able to break even?

    Also, how long should i typically be waiting before i get a herd number, provided no set-backs - a week, a month, a year??

    IMO it would depend on the stock you started with, would you be thinking suck calves or suckler bread weanlings ? If you took a suck calf, milk replacer, hand feeding, possibly a vet call out or two, would be hard to see anything out of them in say a 7 month grazing season, good shapely suckler types weanlings on grass for a summer with a reasonable weight gain should see something left behind,
