    What is the story if you see plans you like online of a house that someone else has built, around 30 minutes away.

    Is there a percentage you have to change so it's not a copy or what?

    There would be a rejig to suit the site, but don't want to step on any toes.

    Site isn't visible from any public land

    You could hire the same designer - usually an architect.

    Yea, I'll call and price them up.
    Just that it's a redesign so we have paid an architect, and she would be cheaper to redesign for us.

    I'll see what she says, maybe she can take "inspiration" from the design we like.
