Planing to build on a site

    Hi all,
    This site looks like it might be a location for us to build a family home. Looking at the planning permission I’m not sure what it allows us to do if we were to move to the area as a family who hasn’t previously lived in the area.
    I’m wondering what the ball park cost and time would be for the build of a family 4 bed home to the size the planning permission us for? Our budget is approx 550k all in (including the 200k for the site)

    Any advice would be welcomed

    1. This is Fingal County Council, rural and local needs restricted. You need to ensure you meet the local,needs criterial before even thinking of making an offer. If you’ve ever owned a home, your disqualified. If you don’t have local needs, your disqualified.

    2. It mentions outline planning. Outline means nothing, or very little until,full planning is granted.

    3. €200k,plus stamp duty plus legal fees. Balance then plus planning, contributions and connections. 225 Sq. M of new build could be 400k to build plus.

    Thanks, just to clarify ... we are home owners (well 10 years left in a mortgage) so does this mean we’re disqualified ?

    Yes. You don’t have a ‘housing need’. Selling your house doesn’t change this fact in the councils eyes
