Planning permission garden room

    Hi,
    We're toying with the idea of getting an Adman steel garden room but concerned if we need planning permission. We're in an estate where each house was built with a detached garage. I know we're allowed 25 square metres of a shed out the back without planning but would the detached garage space be deducted from the 25 square meters you're allowed?
    Just off the phone with the planning crowd and they weren't particularly helpful...just kept saying refer to the website. We have a conservatory also.
    Would any of you guys have a simlar experience by any chance?

    Yes the 25 sq m detached garage will have swallowed your allowance

    The detasched garage is at the side of the house...not in the back.

    The only difference is that it needs to be screened or fit in with the appearance of the house.

    Maybe there was planning permission for it. But the fact they are 25 sq m and detached makes me think not. Why would they bother when itbis covered by the exemption?
