    Questions regarding extension.

    I am hoping to build onto back of my house. I was planning to build 40 Square meters. 8 x 5 meter space. If this extension is joined to the existing house by a roof but no walls at the back door, is the area them seen as part of the existing house or a detached building? The reason I want to know is if that structure is seen as detached the structure would have to be 25square meters to build without planning.

    Why no walls at the back door?

    It would be detached imo also.

    So like a veranda or pergola or similar?

    Shed / Store / Awning exemptions apply in my opinion too, so max 25 Sq. M.

    It be like a veranda which would be attached to the house and extension. So is 25 square meters the max with that setup? Would the sq footage of the extension then also include the veranda dimensions or not?

    Because I would have to dig up footpaths I'm guessing to make the extension which then could potentially break pipes etc.

    Show us what you want.
    It’s either a veranda or it’s an extension.

    2 separate pieces of planning exemptions and also, 2 separate requirements for building regulation.
