House gutted rough estimates

    Hi guys,

    A house that was in the family for years has recently gone on the market they are looking for 265k its a 3x bed detached house with a decent size garden beside my parents house. Am old lady bought it and gutted it completely seen pictures of the inside and it's stripped to the bare walls, I have no experience in construction nd just looking for some opinions.

    The house is over 100x years old so needs full insulation and rewiring.

    Realistically I have plenty of time to get the work done and there is also plans for an extension.

    Anyone have experience is what to expect with a house that is completely gutted and over 100x years old? Budget etc

    It's unfortunate but these type of questions don't ever seem to get a price answer, just a bunch of posts saying it depends on what needs to be done. Even if it's just a wide range say 100-200k it would be a useful guide.
    Or something like saying well wiring of an old 3 bed = 20k approx, Plumbing = 25k approx, damp coursing = highly variable.

    I'm Googling and getting a wide range of figures, difficult to get the experts out for quotes with the current times

    You need to describe the house in some detail as they old construction will print opportunities and maybe some issues.
    I would say 125,449.50 will get you a good start :)

    What is your budget? How much time do you have? Every day, 8 hours a day for a year? And funds to pay for the materials + call-in trades to support?

    No info on list of works required, no m2 of existing or m2 size of extension. Donegal or D4, etc

    The following information would help
    Bungalow or other.
    Condition of existing roof, joists etc. any evidence of dry/wet rot, woodworm
    Is felt/membrane fitted under roof tiles/slate
    Condition of chimney stacks, any leaks, cracks etc. Flue liners fitted ?
    Condition of floors, are they concrete, timber. Evidence of rising damp.
    Details of windows & doors to be fitted, Teak, uPVC, Aluminum, Aluclad - single, double, triple glazed.
    Internal joinery, ceilings etc. to be replaced ?
    Type of heating to be installed, solid fuel, OFCH, air to water, solar Underfloor or rads.
    Dry lining or external insulation
    Size of planned extension & roof type.
    Location of site - is it within the Dublin commuter belt?

    Hi OP.

    I did similar with a 100 circa year old house recently. Circa 1,000 square feet, gutted to leave external walls only and removed ceiling joists on ground floor. Roof was fine, but insert new doors and windows, new ceiling joists on ground and first floors. Full replumb, rewire, internal insulation, floors, timber partition walls inside, floors, plaster and skim internal walls, paint and good floor coverings, one bathroom and one kitchen fitted. €135k all done by a builder.

    We are doing the same later in the year. All exactly as per Red Sheds bar no new windows. Getting new front, back and garage doors and bifold door and it's hitting €135k all in so far. Getting quotes has been painstaking. Have 1 decent quote from about 10 builders
