Dampness in chimney stack

    Hi, the mother in law is selling her house and it's all but sold. Deposit given and all but the potential buyer had her engineer give the house a once over and he found the chimney stack in the attic to be damp. There's no sign of dampness coming into the room below. Having gone up and looked myself it does seem to be mildly damp when compared to the other block work in the gable.

    What would be the cause and fix for this. I have my own idea what it could be ie a crack in the dash plaster . What do you think?
