Copy of Planner's report ?

    I act as Agent for an outline planning application.
    I have received a Further Information request.
    As the Council office is closed at the moment, I wrote to the Council requesting that a copy of the Planner's report be uploaded to the On-Line system.
    The Council replied that the report would not be available until the file is determined.
    Under normal circumstances, I would be able to view the entire file in the Planning Office.
    What are my options ?

    In my experience the planners report is never uploaded / available for public viewing until the application is determined by decision.

    You only option is to answer the FI

    The entire file less the planners report would be available at this stage so you should not have been looking for the planners report at this stage.
    By all means ask the council how you can view the planning file - surely its online.

    The only info on-line is my original submission.

    The site had an outline permission that expired about 5 years ago.
    The site is infill and zoned in an urban area.
    The new Planner has questions regarding sight distance and flood impact.
    Just wanted to read his report to see what change in policy resulted in this FI.

    If the original outline expired 5 years ago, you could be in the third updated development plan since the original decision.....

    So it's not at all surprising that a new planner would require new information.

    If your looking for the change in policy, you will need to compare the development plan applicable at the time of the original application to the one applicable now

    Town Plan is dated 2012-2018.
    Application was made in 2013.
    Town now merged when City & County came together some years ago.
    The same plan is sill in effect until new plan is in place.
    Very little text in Plan regarding floor plains.
    They looked for Floor Impact assessment for 1 in 1000 year flood.
    No change in development standards but I may have to provide a shared entrance rather than two separate entrances.
    This is why I wanted to see the report.

    Think there might be a typo there.

    1 in 1000 year flood is ridiculous.
    1 in 100 year makes more sense.

    I'm not sure they can even calculate 1 in 1000 year.

    Which local authority are we talking about here?

    "potential risk arising from Fluvial 1/100 or 1/1000 flood events"

    It's Waterford City and County Council.
    Application was previously Dungarvan Town Council.

    Additional environmental screening including flooding was introduced as part of the development plan variations in 2016, and applied to the dungarvan plan as well.

    So it sounds like your client needs to engage a flood risk assessor to answer that section of the FI

    Recently went through this in Dublin.

    There are specific items to comply with and specific remedies to add to the development such as barriers, on site recycling of water etc

    The Site Specific Flood Risk Assessment will highlight what’s required.
