    Hi All,

    My engineer report came up with 10000eu work to be done in the house. the structure is fine. is this amount is normal for 15 year old bungalow?

    please advise me

    You said in your other post that everything is fine with the house.

    What's the 10K figure for?
    New boiler or door/windows?

    Depends on what the report detailed as you say the structure is fine. Engineers have their own opinions and whilst you should heed what they say, sometimes it's about preference.

    here is the suggestions from my engineer. please see below

    Roof:
     Remove moss/algae growth.
     Repair cupped slates and remove cables.
     Undertake remedial works to chimney stack.
    Attic:
     Upgrade insulation provisions.
    Rainwater Goods:
     Clean/reseal gutters as required.
    External Walls:
     Repair missing mortar at sill junctions.
     Provide stop ends to dormer window sills.
     Remove staining noted to dormer window sheeting and repair defects.
     Rake and fill plaster cracking.
    Internal Faces of External Walls:
     Rake and fill plaster cracking.
     Repair defective reveal within conservatory.
    Internal Walls and Partitions:
     Rake and fill plaster cracking.
    Floors:
     Repair cracked floor tiles.
    Joinery:
     Service handles, hinges and closing mechanisms to windows as required.
     Provide safety restrictors and non-lockable handles to window units at first floor
    level.
     Provide thumb turn device and service front entrance door.
     Service/adjust handles and closing mechanisms to internal doors as required.
     Provide toughened safety glass as required.
    Ceiling:
     Rake and fill plaster cracking.
     Clean bathroom ceilings and repaint with mould resistant paint.
    Decorations:
     Repair defective tile within main bathroom.
    Electrical Installation:
     Upgrade smoke detection and alarm system and replaced expired smoke heads.
     Test installation and provide Certificate of Completion.
    Plumbing/Heating Installation:
     Insulate cold water storage tank and provide lid.
     Service oil boiler.
     Service taps as required.
     Provide shower screens.
     Clean chimney flues.
     Provide carbon monoxide alarms.
    Ventilation:
     Provide mechanical vents to bathrooms with 15min overrun facility.
     Provide additional background ventilation to living and dining rooms.
    Drainage:
     Engage service engineer to inspect septic tank/treatment plant and percolation

    Everything there looks like it can be done by yourself or with some hired hands, certainly not seeing 10k it's a very detailed list down to 1 broken tile.
    Their very last one is the important one, the perculation area and septic tank, that could cost a few quid to put right if it's wrong. Make sure your solicitor checks out that you have the legal access required to access it if some of it is beyond the boundary.

    That last point could end up expensive, depending on what the service engineer finds on inspection.

    Give a quick phone call (not email) to the valuer that's what I'd do. Has your LTV been changed on the back of it?
