Where to start

    Hi guys. Starting process of doing a complete head to toe refurb of a 1970 cottage that’s in pretty bad condition. Zero knowledge of building.

    Who would I get to put pen to paper and tell me what I need to do so that I could approach builders for prices etc.

    Any help would be greatly appreciated.

    An architect would be someone who would be able to ascertain what works would be needed. They would be able to do up tender documents for you which would leave it easier for the builders to quote and also helps to ensure everyone is pricing the same thing.

    If you are not adding any extension or structural alterations then no need for an architect. Contact an energy consultant/BER assessor and they will be able to provide a specification to bring it up to a good standard.

    As mentioned you need a tender doc to incl- Bill of Quantities / Schedule of work (and possibly drawings depending on what you are doing) to be drawn up so you can go to builders with it. You need every builder to be pricing the same thing or else you will end up comparing apples and oranges.

    Thanks for that. But where do I go to get a tender doc?? What service’s must I employ.

    I'd get an engineer to look at it for starters.

    Tender package of this nature may be prepared by an arch tech and QS. But the two questions above will tell whether you go this route.

    Exactly. Budget would be around 100-120k max to bring it to a builders finish. It’s in a rough enough condition, full rewire, new plumbing, I’d be thinking new roof, floors would have to be dug up also.

    I just don’t have a clue where to start

    That's an extensive list for a refurbishment, unless it's a very small house you might struggle with that budget.
