Subsidence query, Engineer?

    If you want to remedy some subsidence (its a boundary wall and out buildings) is engaging a builder enough. Or would you need a engineer involved as well. I don't want it to get it fixed then have to redo it again in the future, or be liable if does move again.

    Good structural or civil engineer. Will monitor the areas and advise bases on survey.

    Don’t engage “just” a builder. You need sound structural advice here and you need to figure out what’s causing the subsidence in order to stop it and reduce the risk of it occurring again.

    We had an issue with subsidence on a house we bought in December. It was highlighted by an engineer in a report. We first got drains testing carried out. That was around €250. Than the engineer organised a specialist in subsidence to come out and have a look. He didn’t charge to have a look but did liaise with the engineer for us and engineer for sellers to see what had to be done. Two walls were underpinned circa 15k and then 6k in drains as they caused issues to and 2k to fix the concrete from replacing the drains.

    Our issue was the drains were defective which meant most the water from the house was going back underneath the house and cause the structure under the house to start subsiding. So we had to identify the source of problem, fix it and then underpin affected areas so ensure it won’t happen again.

    I’d start with a good engineer and see who he recommends.
