Internal flooring in new build issues

    Hi guys,

    In our bedroom we have carpet on top of OSB board that's screwed to timber joists. We had a carpenter out today who drilled into the OSB and as we suspected we don't have a lick of insulation.

    We have virtually no sound barrier and can hear everything between levels. We also have substantial cracking and creaking sounds in the sitting room below when people walk above.

    Ceiling pops are coming through too from above. Our neighbors are the exact same. All identical issues. Developor had an independent report done on the floor construction to show it's structurally sound. The developer is going to skim the ceiling pops however.

    I don't seem to get a response when I mention sound insulation. It's very irritating and very noisy the way things are.

    Few questions:

    Has the developer any obligation under the regs to mitigate sound transfer between levels?

    If not, can anyone recommend the cheapest way we can insulate between the floors or know anyone who can advise or help?

    There is no requirement to reduce sound transfer from within a dwelling (I.e adjacent rooms or upstairs/downstairs).

    There is a requirement to have sufficient sound resistance between adjacent dwellings (I.e. adjacent semi detached house or apartments above/below/beside yours).
