    Hi
Im looking for advice. We began renovating out garage that had retention. We are looking at changing the double garage doors to block it up and add windows and doors. My question is will this be allowed or do i need planning permission. The garage is visible from the road and is a stand alone building

So is this like what Ivor Callely did down in Cork?
ie get retention, then convert into habitable space, aka another house/granny flat.?

Changing the front facade is one issue, using it as habitable space is another, which will require planning

We bought the property with retention... built in the 80s. Bad workmanship. We are completely renovating... roof... floors... walls... insulation

Its not as a liveable space... but rather a work/office office

    OP,
    1. What was the retention for? Ie retain a garage?

    2. And what is it you now want to do with space? An office? Or habitable accommodation

    3. Will this be exclusively used by Your household?

    4. Is the garage attached to your house?

    5. When exactly was the retention granted? The year please,

    6. Are you clear if all conditions associated with the retention were completed?

    7. Did you get an opinion on compliance when you bought the property

I don’t think you need planning for the use but you may need planning for the new door/window.

If the retention was only 2017, would the eng who got It for you, offer an opinion on planning compliance?

The retention was got by previous owners. We got our own engineer when we bought the house. He recommended renovations as it was not structural sound
