Roofing felt 45 years old and damaged

    Hi all, my bungalow is about 45 years old and the roofig felt is hardened and damaged, in many places hanging down exposing the roof tiles. When it's windy the rain comes in ad drips onto the attic flooring (though I use plastic conyainers to catch it.



    What would be a fixable solution such as

    1. fitting new felt to the lower side of the rafters
    2. Get Bio Foam to do a job on it
    3. Any other ideas.

    Short term fixes on this are just that.

    Generally roofs have a shelf life of 40 to 60 years depending on material. Banks actually won't hand out mortgages without the roof inspection being completed and believe anything over 40 years is red flags for some banks.

    Tbh an appropriate fix would be to remove the tiles or slates and refelt. Correcting any other issues as you go. If the felt is gone then most likely there are cracked tiles and ridge cement is gone too.

    The fixes suggested are not appropriate for a proper solution

    Thanks, Idbatterim. such aquick reply - just 1 minute after my post. Will do tomorrow as I don't like going up the steps at night - I'm not too steady on my legs at the best of times (74 years old with cancer of the bone marrow!). Just back this afternoon from chemo in hospital.

    Thank, listermint. I was trying to avoid the extreme expense of having roofers redo the roof. Not easy on the small pension!!

    That's fair. It can be patched then in individual areas.best done by lifting those slated and putting material down and glued. It's only a patch job but can do in a bind.

    Might be something a handy man can do .

    no problem, sorry to hear about the cancer :( Sometimes picks can be best, as per the post below, yeah probably re-do roof in an idea world, but $$$

    OP be careful with some of the people going around who clean gutters and claim that they can fix roofs. They will quote a cheap price but most of them are likely to be useless chancers who will do a bodge job. If you employ a handyman get someone you know who is experienced on roofs or who is recommended to you.

    Hi, ask one of the companies who supply roofing materials, they have a panel of recommended fitters
