Change of Use Planning Permission

    Evening everyone,

    We are looking at renting a 2500sqf office unit and converting it into a gym, we would need to apply for the unit's usage to be changed.

    Does anyone have experience with this or know how long it takes to complete.

    I think a new fire cert and disability access cert will be required when change of use is applied for....

    The unit already has these certs up to date from my understanding.

    My question was more relating to the planning permission process and how long it would take.

    Should be easy enough as many places have done it.

    Many also do it without applying for planning and there doesn't seem to be an issue.

    Maybe check out a few that are located in a former office and see if planning was applied for. Check the local council planning website pages

    If it has the Certs for the appropriate use then why would you need planning for the change of use?

    I think you need to read the documents in more detail.

    Also bear in mind that if you are carrying out material alterations or a material change of use you may need to carry out certain upgrades to make the new unit comply with the building regs. Part B (Fire) and Part M (Access) were mentioned above but pay close attention to the other parts - Part L compliance for example could cost you quite a few quid.

    There may be a difference between a membership based gym and one that allows public to walk in.

    I know three in Naas area that operated in a business park and there was no planning change.

    All 3 are closed and reverted back to office / warehouse
