Flat Roof Repair

    We have a flatroof on an extension built about 40 years ago. Its a felt roof, Im not sure if it was originally torched on or applied with hot bitumen. I think the felt was covered with something like hot bitumen about 10 yrs after it was originally applied.

    Anyhow it finally started leaking about a year ago. I noticed a seam in the felt lifting a bit and put some mastic on it which held it for a few months but its started to leak again. Looking for advice on the next course of action. The felt itself does not appear bad apart from some slight cracking in the bituminous covering.

    Would covering it with some more bituminous type paint on application be the way forward? I looked at something like thompsons roof seal but the roof is about 45m2 so to cover it all in that would cost about €500. And then how long would it last?

    I’m planning on doing mine in Gaco 100% silicone. Should come on at €800 or so.

    I think you can google dublin protective coatings for more advice. They look good. I’m thinking of getting them out.

    €800, does that include labour? what size roof? thanks

    I have similar roof on my shed and a quick fix for me was to fill all joints with Tec7 Roof Repair i think it was called.
    Its like tar, and covers the cracks or joints where water might get in.
    since applying there in july, no leaks since
    But if the roof is too far gone, best replace it

    Two years ago renewed the flat roof , not with felt but with sheets of isulation and fiber glass
    Best thing ever done

    Be interested in something like that if it wasnt too expensive.The kitchen under the felt roof is impossible to heat. How much did it cost? alot more than felt presumably.

    Definitely a lit more. Felt is only a small step up from putting a tarp over it. . A proper fiberglass insulated roof is expensive.

    Personally if I'd a flat roof I would do with EPDM. And obviously insulation.

    Would anyone know how much approx a contractor would chatge to replace the felt roof on an extension of 45 sq m? just the felt, hopefully the timber underneath is ok!

    We had to get new ceiling in extension when we found out there was no insulation up there,rafter lock and warm boards and down lighters fitted made a very big difference.Still have felt up there but may need replacing shortly and might get fibre glass but wondered how noisy is the fibre glass roof when it lashes down or hail stones.
