Septic Tank issue

    I am looking at demolishing an existing dwelling and building a new house on the same site. I have a bit of an issue with the septic tank in that my home house (next door to the vacant dwelling) is connected into the same septic tank. My question is, can a new system be installed that would cater for the two houses or will I have to put a new system in for both. Obviously the cost implications are massive if I have to put in two.

    the other house may have a ownership over the tank as well.

    Its not a situation that SHOULD happen, and it would raise alarm bells with me that something is not correct in regards to planning permission... either your house or the neighbour.

    technically you need planning permission to change / upgrade your system, which would entail percolation tests, site reports etc.

    If sharing a septic tank, Trying to sell either property afterwards will be impossible. That may not be in your plans, but we don't know whats in the future. If at possible, bite the bullet and install 2x septic tanks.

    It will all come out during the planning process anyway so there’s no hiding from it. Planners will probably insist on two brand new systems.
