How to break a contract early

    Just wondering if there is any landlords here who could offer their opinion on our situation.

    We are renting through RAS after falling on hard times years ago. Our situation has improved since then and we are now currently sale agreed on our own home.

    Here's our issue. We are 2 years into our second contract and if all goes well we hope to be in our house for Christmas (it needs work and we don't have to pay mortgage for first 3 months so will continue to rent while work is being done).

    So basically we will have to break our contract...

    Our landlord is an absolute gentleman and we have a great relationship with him, and so we feel awful breaking the contract before it is up. I think we have to give 3 months notice which we will do once we have the keys or should we at least tell him we are sale agreed? I'm worried about the sale falling through..

    Any LL's here who could offer their opinion on how you would like a tenant to come to you about this please?

    If my tenant is willing to facilitate viewings, I don't mind when they want to leave as long as they give reasonable notice. This is a City centre apartment though, might be different if it was a house in the sticks. Tread carefully though, houses are frequently delayed.

    I'm a bit concerned about the work needed running over so will try to get a time frame when getting quotes.

    We are renting through RAS so I'm thinking that the council will already have a family ready to move in.
