Roof upgrade – retention, planning, and or exemption?

    Hi,

    Hoping someone can share some advice with reference to regulations. Trying to renovate our fixer upper.

    We have an existing ground floor extension, ~26 square metres to the back and side of the house, which was granted retention. The flat roof needs replacing, as it's beginning to leak, and we were thinking of going pitched - the roofer reckons we can apply for an exemption for this? Does anyone have experience with this?

    What makes it a bit more complicated.. joined to the flat roof is a corrugated iron roof covering the side entrance walk way, connecting onto a standalone concrete roof shed. We were hoping to put a real roof here too.

    So the result of both upgrades would be a one storey l-shape pitched / lean to roof wrapping from the side of the house to the back extension. The total of this additional covered space, including the shed building, is ~23 square metres.

    The corrugated roof has been in place for over a decade according to Google street view. Does this need retention? Or it's permitted? Is there a way to ask for retention but upgrade the roof material at the same time?

    Or what would be the best approach in people's minds? Appreciate any guidance, cheers.

    No such thing as applying for an exemption so don’t listen to the roofer.

    If the side extension has permission for the flat roof then a new permission is required to change it to a pitched roof.

    The good news is that it should be granted no problem, you just have to follow procedure of applying.

    Best approach is to apply for planning to change the mood over the whole area in my opinion.

    Thanks so much. It's just so confusing trying to work out what to do, wasn't sure if we'd need to submit separate planning requests, or get retention for the existing corrugated roofing before doing any of that. Cheers!
