Hi all, I am currently planning a 25sqm single storey extension and have a fair idea of costs on most elements to go the direct labour route. Would appreciate if anybody had any idea what sort of money I'm looking at for a flat roof construction for this project?

What’s the roof spec? Does it include the joists? Can you define the scope? Is there parapets, crickets, gutters, downpipes/scuppers, trims, Lead to existing roof, skylights? Is it bitumen, single ply like trocal, fibre glass? Is there a Preformance spec /joint warranty required?

Best to have the insulation above the joists, how is the fall and roof created? Is the air-tightness / vapour barrier by the roofer or by others?
